Beat the Holiday Rush: Setting Up December Closings Now

Jennifer Davidson,
Owner | Office Manager | Senior Escrow Officer
December closings have a reputation for being stressful. Most of the time, that reputation is earned in October and November — not December itself.
Lenders, title companies, movers, and inspectors all get busier and less flexible as the calendar year winds down. Offices close for holidays. Staff take time off. The transactions that close smoothly in December are, almost without exception, the ones that started the paperwork weeks ahead of time.
A few predictable pressures stack up at once: year-end loan volume as some buyers race to close before January, holiday office closures that shrink the number of business days available, and staff taking vacation right when deadlines matter most.
None of this is a surprise. It happens every year. Which is exactly why it's worth planning around instead of reacting to.
Title companies, county recorder's offices, and many lenders close or run reduced staff around Thanksgiving, Christmas, and New Year's. A closing scheduled for the week of a holiday needs extra buffer — not because anything is wrong, but because fewer people are available to process it.
A December closing is absolutely achievable. It just requires treating late October and November as the real deadline, not December itself.
Full underwriting takes time. Starting in October instead of November removes most of the risk.
Lenders and title companies can tell you exactly when they'll be short-staffed — ask before it affects your timeline.
A closing date scheduled right after Thanksgiving or Christmas needs extra room, not less.
These calendars fill up fast in November. Book early to avoid a scheduling bottleneck.
Buyers and sellers who understand the holiday timeline in October are far less likely to panic in December.
December closings aren't harder. They're just less forgiving of delay. The agents who start the real work in October are the ones who spend the holidays with their clients in their new home — not on the phone with a title company.
